1.  How can I tell if my roof is leaking?

Check for ceiling stains.  Place a tissue on the bristle side of a broom and touch the ceiling.  If the ceiling is wet, it will transfer to the tissue immediately.  The best places to check are above the stove, oven or in the bathroom above the shower or sink.  These locations are where vents are located and usually where the roof starts to leak first.

2.  Siding, it's just to beautify my mobile home, right?

Mobile home walls are thin.  Adding siding will add approximately 1" to the exterior walls of the mobile home therefore conserving energy.

3.  Why would I find it necessary to replace my windows?

Most older mobile homes come with single-pane windows.  Single-pane windows does not work as efficiently in keeping the cold from seeping in during the winter, and therefore waste both money and valuable energy resources.  Replacing your windows with dual-pane windows would be a way to cut back expensive heating and air conditioning bills.

4.  Skirting is just to cover up the supports underneath the mobile home, right?

Skirting prevents rodents from going underneath the mobile home and causing damage, such as tearing up the belly boards which supports the much needed insulation underneath the mobile home.

5.  How can I tell if my home needs  releveling?

 Check the front and back doors - are they sticking, rubbing either on the top or the bottom?  Do the door locks turn smoothly? Check for high/low spots on the floor in the family room or entrance to a bedroom, does the floor feel higher than another? Place a 6' level on the floor.

6.  What is the difference between a  reblock and  repad?

A repad is replacing the wood pad the concrete block is on.  The purpose of the pad is to even out the weight and to prevent the block which supports the mobile home from sinking.

Blocks raise the mobile home up so there is access to pipes and hookups underneath the mobile home.

A mobile home owner should check the blocks and pads at least once a year or depending on how wet underneath your mobile home gets.  Check for dry rot in the pads.

7.  How can I tell if I have dry rot?

Poke the wood with a sharp object (nail, pen, etc).  If the nail goes in easily, chances are you have dry rot.  Check for soft spots in floors.  Are the floors wavy or buckled?

8.  What is earthquake bracing?

Earthquake bracing is attached to the beams of the mobile home versus the mobile home just sitting on the blocks which would then have the ability to shift in an earthquake.
